Before I get to the case there are two more things: the email and the closing for the mansion.
From perplexity.ai:
The search results do not mention Eric Richins signing any documents related to the closing of this property. The evidence suggests Kouri Richins closed on the purchase without Eric’s involvement or consent.
I still don’t understand how Kouri Richins came up with a $2 million payment for her part, or all, of the 106 N. Legacy Way house purchase. Much of the information available on this case varies according to the source and these figures specifically are sketchy. I read somewhere she had other investors, and some sources say the purchase price was $3.9 million, but I cannot confirm that. I also read that Eric Richins had signed the documents the day before the closing but I cannot confirm or find the source for that either. She was broke, even with the money she acquired through or from her husband. And she was able to close on the home by herself, with just a notary? I don’t understand how she was able to close on the house the day Eric Richins died. She was already bouncing checks and was sued by a creditor when Mr. Richins died.
If she forged or coerced his signature that would be fraud and it would be the strongest case LE and the DA have.
The full email sent a few weeks before her arrest is here. It is a rare, credible source.
The email is surreal. A year afterward and a few weeks before her arrest she didn’t know. The writing varies, as if two different people wrote it. She includes meticulous documentation. It confirms quetiapine.
All this explains a lot. Quetiapine or seroquel is a medication for schizophrenia and bipolar disorder. Kouri Richins has an unusual and hard to understand personality.
- Eric Richins was found dead at 3:31 AM on March 4, 2002. Many sources say Kouri Richins bought fentanyl (at least) twice from C.L. This and other sources indicate this second purchase was days after Mr. Richins died, on March 9 or 10. This brings up the question: Why buy so much fentanyl (at least) twice? Someone, perhaps Kouri or Eric or the “investor with a back problem” was apparently a fentanyl user.

- This is one of the few exposes on the family dynamic.

- Here is the house on Zillow. It is strange, the information in Utah. The listing confirms 5 bedrooms (one for the nanny) Eric Richins as the original owner in 2010.
